Will the property be in my name after I purchase?

Of course, all our developments are owned by Sturgen Properties, therefore you will be given a clean freehold title deed to your property to be transferred into your name after all initial processes have been completed (Turkish: TAPU) (Page Top)

Is the TAPU a deed document?

The TAPU is a single official document, detailing everything relating to your new home. Such as Its exact mapping location and area, size and type of property, the new owners (Photographs), the previous owners, Condition of habitation and importantly, the price you paid for your Villa. Do I need to engage a Solicitor in Turkey? Or can I use my own Solicitor here?

The quick answer to both questions is no. It is not compulsory to use a solicitor in Turkey to convey your property transaction. In almost all cases a property exchange is ratified by the government notary official. It is however, compulsory for a foreign national to use an official government translator in this process. The use of a solicitor in Turkey is entirely up to the individual and we can assist any purchaser with introductions to many English speaking solicitors. However, the transfer of a deed in Turkey especially on new build property is straight forward and most searches carried out by a solicitor can be easily viewed in the local Deeds office. Unfortunately, your solicitor at home cannot advise you outside their jurisdiction, however, friendly pointers should be taken on board. (Page Top)

How do I finalise my TAPU transfer?

We will assist you through every stage of your TAPU transfer. You will be required to register with the local tax office and obtain a tax number. This will permit you to open bank accounts, register for electricity and water. We will fill in the forms and processes to obtain mandatory ‘Military clearance’ (normally takes up to 12 weeks). Once these stages have been completed you are entitled to purchase a property and register as a home owner, enjoying the same rights as a turkish national. (Page Top)

Will the development be completed all at once?

Sturgen properties will construct all its properties in one stage. Unlike the UK housing market were an ongoing development can be acceptable, however, a holiday resort is in essence as ‘get away from it all’. We believe that you want to holiday on a comfortable, manicured environment, and NOT a building site. (Page Top)

What are the hidden costs to purchase?

What are the ongoing costs per year, such as Rates and House Insurance?

Ongoing costs in Turkey are small in comparison with countries such as Spain, Portugal and France. (Page Top)

  1. The main cost is the site service charge. This is set by the management company and is required to facilitate the smooth running of the site. Such as Pool cleaning, Gardening, Security and general maintenance. We expect this to be approximately €1,000 per annum.
  2. House insurance including mandatory Earthquake insurance €400
  3. Water Charges (Municipality Charges) 0.13YTL per m3 of water used
  4. Property TAX is 0.1% of the House value.

How do I go about raising finance for my purchase and can I get a Mortgage in Turkey?

Traditionally, mortgages have not been available to foreign nationals in Turkey. However, the law changed this year paving the way for lending up to 70% of the property value. Some banks have been quicker to make loans available than others. Although most will expect the property to be constructed to rough shell before they will pay out any funds. To date all investors in turkey have financed their purchases from home. Of course there is now the real option to retrospectively mortgage your new home with a Turkish lender at a later date. Is there good health service and Chemists?

You will be surprised at the high quality of medical care in Turkey. Both the National and the private Hospitals are clean and efficient, backed up with a comprehensive network of Chemist shops. In recent years Turkey has become a popular destination for different types of plastic surgery, due to it being the most cost effective and successful in Europe. How easy is it to fly from Ireland to Turkey?

There are many different airlines now servicing IZMIR and BODRUM Airports. During April to October you have Sunworld, Goldtrail, First Choice, Budget Travel, Sunway and Pegasus all flying direct from Dublin or Belfast. A good guide price for return flights outside peak season is €250. Other timesof the year Turkish Airlines fly 5 times a week from Dublin to Istanbul, which will provide a connection to IZMIR. Once you have your Turkish home you will want your space and independence to enjoy it. However, in the back ground we will always be there available to assist you.
